New Viceroy Residences on Palm Jumeirah Dubai Sell 200 Residences in First Week on Market

The recovery of Dubai’s hotel and real estate markets is in full swing, and some of the last development sites left on Palm Jumeirah are being turned into new luxury projects. The manmade islands are already home to some of Dubai’s most desirable hotels and residences, including the Atlantis, One-and-Only, Fairmont, and the recently-announced Anantara. But a new opening planned for 2017 will include a $1 billion Viceroy-branded hotel and residential development.

Investors have snapped up over 96% of units in the first week on the market, as first reported by Bloomberg. The project’s 221 residences and 481 guest rooms and suites are integrated into this new luxury resort designed by Yabu Pushelberg and NAO Taniyama and Associates.

Located at the base of Palm Jumeirah’s “trunk”, the complex will include a true beach environment, with views of the Arabian Gulf and the skyline of Dubai Marina. It will also have quick access on and off the manmade archipelago, and is only a few minutes from Sheik Zayed Road and all that Dubai has to offer.

Kabir Mulchandani, CEO of the project’s investor, SKAI Holdings said: “Viceroy Dubai Palm Jumeirah will offer the best of both worlds. It is a luxury beach resort in the heart of Dubai, a family retreat as well as an exciting entertainment destination. We have partnered with Viceroy Hotels and Resorts as the brand is renowned for delivering enchanting lifestyle experiences and intuitive service in sought-after locations around the world” said Mulchandani.

The Viceroy brand has come a long way since opening its hip Santa Monica and Palm Springs hotels in 2002, now with 13 properties operating worldwide. The Dubai property will join sister property Yas Viceroy Abu Dhabi and count as Viceroy Hotels and Resorts’ second property in the United Arab Emirates.

“This property marks our first foray into the Dubai market and is a milestone in our growth in the region” remarks Bill Walshe, CEO of Viceroy Hotel Group. “Our market entry is perfectly timed and our partnership brings together the collaboration of two success stories in the real estate and hospitality industries. We expect this property to set a new bar in beachfront luxury, not just for Dubai, but anywhere in the world.”

Indeed, the resort’s beach club will feature a 100 meter (328 feet) long-swimming pool, as well as a host of sporting, entertainment and children’s features. According to reports, the residences are being sold furnished, and initial pricing was for an average of 2,200 dirhams (US$600) per square foot. With fewer sites available on Palm Jumeirah left for development in such a prime position, it is clear to us that buyers recognize a great location when they see one.

Baccarat Launches Perfectly Brilliant Residences for Sale in New York

The venerable French crystal maker Baccarat is now the inspiration for a new luxury hotel and residential building under construction across from New York’s Museum of Modern Art. Launched for sales in March 2013, the 50-story glass tower is scheduled for completion in 2014, coinciding with Baccarat’s 250th anniversary.

Created by a decree of King Louis XV and manufacturing crystal wares for the likes of Czar Alexander the Great and Coco Chanel, Baccarat has long created objects of absolute perfection, with crystal glassware only bearing the brand when truly flawless. It is with this heritage that the new Baccarat Hotels and Residences are being crafted to achieve the highest possible standards in every facet of design, service and creative ingenuity.

Designed as the new hotel brand’s flagship, the New York property will join new and planned Baccarat hotel and residential projects in Shanghai, China; Dubai, United Arab Emirates; and developments in both Rabat and Marrakech, Morocco. The striking glass tower features a crystalline façade designed by well-respected architecture firm Skidmore Owings & Merrill, whose recent works include the Freedom Tower at the World Trade Center, and Burj Khalifa in Dubai, the world’s tallest building.

The luxury hotel will feature 114 rooms including 26 suites designed by the Parisian firm Gilles & Boissier known for creating exuberant yet understated interiors, and many rooms will enjoy views of the Museum of Modern Art. The hotel lobby will include a Grand Salon with Crystal Gallery, five-star restaurant, and 24-hour concierge services, in addition to a 10,000-square foot wellness and aqua center with flagship spa and 55-foot swimming pool. The exciting outdoor terrace is inspired by the Jardin des Tuileries in Paris, with a signature “crystal bar” and is destined to become a popular green oasis in Midtown Manhattan. Living above this super-luxury hotel will have its privileges, including a host of services from a true hotel concierge, residence oversight and care, and IT help.

Starting on the 18th floor, 61 Baccarat-branded residences are designed by Tony Ingrao and take advantage of oversized layouts, 10- to 20-foot ceiling heights, and walls of crystalline glass. The homes themselves range from approximately 934 to 7,381 square feet each, priced from US$3.5 million up to US$60 million for a spectacular penthouse with double-height loggia. While each home is designed to maximize natural light, a Baccarat chandelier will adorn the entry foyer of each residence.

Befitting Baccarat’s standards for quality, only the highest quality materials and equipment are being incorporated into the building, including Crestron home automation, SieMatic kitchens with Miele appliances, and large expanses of marble in the bathrooms. “We selected some of the most distinctive wood in the world for the flooring and entryways, and incorporated amazing custom bronze-work crackled with crystal coming through,” commented Ingrao. “We used natural elements in a modern way, and played with how the light translated through each space, to create a real sense of warmth.”

Layouts We Love: W Residences Hollywood Offers $45 million Celebrity Penthouse

Atop the celebrated W Residences Hollywood, the developers are now marketing for sale one of the largest residences available anywhere in the world, and the most expensive apartment on the market in California. In this week’s “Layouts We Love” column, we take a look inside the 25,000 square feet (2322 square meters, or around half an acre) home with a price tag of US$45 million.

Richard Robertson of Robertson Partners Architects – noted as a Star of Design 2003 and winner of the prestigious French cultural prize “Chevalier de l’Ordre des l’Arts et Lettres” – has proposed a masterful interior floor plan that combines dramatic entertaining spaces with ingenious details and insight into how we live and entertain today. The penthouse can be built out to his specifications, customized for the buyer, or delivered as raw space. Either way, this residence will certainly make a palatial residence for even the City of Angels’ biggest stars.

The gigantic home is entirely on the building’s top floor, the 15th, and the suggested floor plan embodies a level of grace and elegance rare in apartments of this size. Indeed, Robertson felt inspired by the Art Deco buildings of New York architects Rosario Candela and James E. R. Carpenter from the 1920’s. Known for their superb proportions and flow between entertaining rooms (particularly for large parties), these homes have become some of the most desired in New York. Robertson’s plan extracts these key components, updated for today’s modern lifestyles and adapted for indoor-outdoor California living.

Stepping off the elevator into the home, one is led into a large reception hall with statuary niche, measuring nearly 300 square feet (28 square meters). From here, an extensive art gallery with 10-foot ceilings leads to one of the largest ballrooms in any private home in the United States. The expansive entertaining rooms can comfortably host gala events for up to 250 people, and feature a fireplace, full bar with wine storage for around 3500 bottles, and 10-foot walls of floor-to-ceiling glass opening onto setback terraces. The home’s entertaining wing also includes a formal dining room for 20 with its own fireplace, as well as a more intimate morning room. Guests can use either of the men’s and ladies powder rooms, but the remainder of the home can be locked off if the crowd includes rowdy rock stars.

The private residential portion of the home functions perfectly well for a multi-tasking celebrity family, integrating various functions – casual living, home office, fitness, and family life. A double living room is one of the centerpieces of this portion of the penthouse, divided into a family room with a sunny south-facing terrace, and its own trophy room with walls of display cases to showcases your Oscar’s, Grammy’s, Tony’s or Emmy’s – all with a direct view to the Hollywood sign.

As this is Hollywood, the family room leads to a private screening room equipped with sound insulation, professional sound systems, and 3D capabilities. There is also a spacious private fitness center of around 600 square feet (56 square meters), with its own spa, Jacuzzi, massage room and steam room, as well as a beauty parlor for professional hair and makeup. To ink those Hollywood deals, the penthouse’s library sets the tone with its “divine” proportions and centered fireplace. To help deals get made, there is an adjacent pub-style tap room bar, and for the paperwork, a large adjacent office for up to 3 assistants – although some may just dial the concierge for W’s Whatever/Whenever Service.

At 4000 square feet (372 square meters), the master suite is worthy of both the word “master” and “suite.” This ideal series of five rooms includes a separate sitting room, gigantic bedroom with fireplace and cozy bed alcove. The dressing room alone measures over 660 square feet (62 square meters), arranged around a central chest with banquette seating, while the adjacent bathroom is of Roman scale with dual water closets and views toward the Pacific Ocean.

For those buyers with families or live-in staff, three additional bedroom suites are well integrated into the floor plan, along with discreet service areas and at least 20 additional storage closets. For those who love their cars as much as their rooms, the home also comes with 17 valet parking spaces. And naturally, the home features a superb, oversized, professional-grade kitchen, should the residents ever tire of in-room dining or the chic options at the hotel.

The Residences at the W Hollywood are now 60% sold, so should any buyer need more than the 25,000 square foot penthouse, they could always pick up another unit downstairs. This spectacular home is listed with Aaron Kirman of the John Aaroe Group in Beverly Hills along with Ron Barnes of PowerPlay Destination Properties, and can be delivered at the specification of the buyer, although we feel that the Robertson celebrity plan would certainly be our choice.

Austrian state news organization ORF recently featured HotelHomes.com founder Dan August Cordeiro, in an article written by Doris Manola. The following excerpt contains the portion of the article featuring Cordeiro, translated into English.

Of course, you have to reach deep in your pocket for [hotel-residential] luxury – and increasingly not simply as a permanent tenant in the hotel, but as the owner usually an apartment on the top floors of a hotel or in [an adjacent building]. Buzzwords for the structures that differ from one another in detail include hotel-branded residences, (carrying a hotel’s brand) condominium hotel (or “hotel condo”), hybrid hotels and serviced accommodation.

While Hotel-Condos [can be used by the owner] only for certain periods – usually a maximum of 60 to 180 days a year – they are rented from the hotel under profit sharing for the rest of the year, whereas the owner of a hotel-branded residence generally has unrestricted rights. “Hotel-branded residences are better accepted in the market,” said Dan August Cordeiro, founder of the website platform HotelHomes.com, [the global directory of hotel residences] said in an interview with ORF.at.

In general, living in one’s own hotel penthouse is not new – but it is in this form according to Cordeiro. [Early examples include] the Four Seasons Place in Boston, which already trod this path in 1985, Amanpuri Resort in Phuket (1988) and, in Europe, Kempinski Estepona in Spain (1999). In Austria, as in general in Europe, the trend arrived later than in Asia, as there are more small than large hotel chains, many independent hotels and branding of hotels in Europe is less prevalent than in the U.S. and Asia. In addition, there is a lack of large, [well-located] development sites in European cities.

Cordeiro currently has on its platform more than 230 properties. Almost every week new projects are [put on the market]: “The business is growing exponentially.” On the high-end market, especially in cities like New York and London, exclusive hotel projects are mostly in this hybrid form, with both a hotel and hotel-branded residences [for sale].

In the Near and Far East, this hybrid is also being developed, thanks mainly to the growth of major hotel chains. Smaller hotels chains are also [increasingly active in the sector].This includes designers such as Armani, Versace and Baccarat entering the game, where they also act as the flagship hotel brands.

At least a hundred hotels in Austria have to offer serviced accommodation in a variety of mixed forms, says Klaus Ennemoser, chairman of the Federal Association of the hotel industry in Austria Economic Chamber (WKO), in conversation with ORF.at. He mentioned in particular models with timeshare (“timeshare” or “fractionals”). They represent a second home alternative to the luxury high-end segment.

Ennemoser sees a clear trend and significant market potential in this area. “This will greatly increase,” he says. Hybrid products have become economically necessary because banks demand at least 50 per cent equity for new hotel projects.

Both Ennemoser and Cordeiro see a win-win situation: Tourist developers can find funding for their hotel projects, while buyers receive the full comforts of a hotel and [the promise] of a good investment. More and more hotels and new hybrid products are entering the market, confirms the CEO of the Chamber trade association for hotels, Matthias Koch. In Vienna, the recently-opened Palais Hansen Kempinski would otherwise have been as [infeasible], according to Koch.

Hard Rock Plans New Hotel & Condos for Daytona Beach

Hard Rock, the legendary brand behind the rock-and-roll restaurants and edgy urban hotels, has announced a new development project in Daytona Beach, Florida. Scheduled to open in 2016, the development is expected to breathe new life into this stretch of Florida, best known for its motor speedway and spring break party culture.

The new project is being developed by Toronto-based Bayshore Capital, and is being designed with 250 hotel rooms and suites, plus 100 condominium units. “The gorgeous beach, hot cars, bikes, great hospitality and the sound of rock ‘n’ roll music together will celebrate Daytona Beach’s resurgence,” said Henry Wolfond, chairman and CEO, Bayshore Capital. “We feel privileged to be a part of this development and look forward to its opening around the 2016 Daytona 500.”

Indeed the new project is expected to breathe new life into a post-recession Daytona Beach, which now features an expanded convention center, rehabilitated pier, and a Russian developer planning a $150 million hotel and condo project on the opposite end of the city’s designated entertainment zone.

While still subject to formal approvals and financing, the development is being planned with all the hallmarks of Hard Rock Hotels, including rock star suites, a Rock Spa, Body Rock fitness center, souvenir store, and of course a Hard Rock Cafe. Most notably, the property will also feature a recording studio available for guests, VIBE managers, custom playlist downloads, and Fender guitars and DJ mixing equipment for those wanting to rock out in their room.

This Hard Rock Hotel will become the fourth in Florida, alongside Tampa, Hollywood and Orlando, and join two other Hard Rock Hotels with property for sale, with hotel-condo units included in the San Diego and Panama City properties. However, it is not yet clear if the Daytona Beach properties will be residential condominiums affiliated with the hotel instead of hotel rooms and suites for sale as elsewhere.
