At over 1,030 feet high with 77-stories, MahaNakhon will be Bangkok’s tallest building and an architectural landmark. Developed in partnership by PACE Development Corporation and Industrial Buildings Corporation and designed by The Office For Metropolitan Architecture, construction on the mixed-use building commenced first quarter 2011, with completion of the hotel and residences anticipated for fourth quarter 2015.
With a distinctive exterior façade, the sleek glass curtain wall is interrupted as if to expose the interior of the building. Looking at a detail image of a pixelated section of the building, we are reminded of the same Jenga-esque design of Herzog and de Meuron’s 56 Leonard tower in New York City’s Tribeca, with balconies and loggias protruding at various levels. These “pixels” are strategically planned to offer optimized views of the city and Chao Phraya River.
MahaNakhon will be comprised of a nearly 108,000 square foot luxury lifestyle retail center with anchor tenant Dean & DeLuca, The Bangkok Edition Hotel managed by The Ritz-Carlton Hotel Company in a collaboration between Marriott International and Ian Schrager and The Ritz-Carlton Residences.
The 200 total residences will be made up of two to five bedrooms, including both simplex and duplex layouts, and split into two types: Tower Residences and Sky Residences. Tower Residences will be located on floors 23-54 and will range in size of approximately 1,300-3,015 square feet. The Sky Residences will be located on floors 57-73 and range in size from 3,767-9,150 square feet. Ceiling heights will reach around 23 feet in the duplex Sky Residences.
As part of MahaNakhon, each residence is unique with distinctive floor plans, finishings, and panoramic city views. They include unique features such as skyboxes – cantilevered living spaces with three-sided, floor-to-ceiling windows providing sweeping views of the city – generous indoor/outdoor spaces and oversized terraces. Furthermore, owners may have a choice to select between Contemporary Modern interiors (inspired by the architecture of MahaNakhon) or Contemporary Classic interiors (influenced by the heritage of the Ritz-Carlton and David Collins Studio).
Managed by the Ritz-Carlton Hotel Company, residents are guaranteed a premium level of service, beginning at arrival with a private residential entrance and lobby. Aside from the standard services of around the clock doorman and concierge, valet and porters, an array of services will be provided on demand, including in-home dining and spa services, personal training, housekeeping and pet services, to name a few.
Ownership also includes exclusive access to residents-only amenities, with facilities on the 7th and 54th floors. The lower floor focuses on fitness and wellness with an outdoor pool, sundeck, gym and yoga/pilates studios. There is also a screening room and gaming center. The higher floor facility is ideal for entertaining guests with a club lounge, meeting area and library. Topping off MahaNakhon is Terrace Bar, a dramatic multi-level restaurant and rooftop bar offering sweeping panoramic views of Bangkok – not for those squeamish of heights.
The development team has been busy with roadshows earlier this year in Dubai and Hong Kong, boasting sales of over $13 million in Dubai during the three-day event. Construction updates are shared on the project’s website where you can see the progress being made, especially on the CUBE. Separated from the main tower by a landscaped, public plaza, the CUBE is the smaller retail section slated to be complete this year.
